Market study within the framework of ecostra’s basic research.
Ranking and evaluation of a total of 400 shopping centres in Germany on the basis of a tenant survey (sales and expansion managers) on the performance of their of their stores in the centres.
For each individual shopping centre, tenants were asked how satisfied they were with the turnover generated there and the result was then translated into a centre ranking. This ranking then also shows: who is at the top or who has happy tenants and who is at the bottom or has dissatisfied tenants. However, the survey programme goes even further. The report also sheds light on the following points:
- Who is the best performing shopping centre operator in Germany from the perspective of the tenants surveyed?
- Should rents at the respective location be more closely linked to the turnover generated there?
- How satisfied are tenants with the effectiveness of the shopping centre operators‘ marketing campaigns, which are also largely financed by tenants’ marketing levies?
- In the tenants’ opinion, how do visitor frequencies in the shopping centres compare with pre-corona levels and what is the situation regarding turnover?
- Are leisure and entertainment offers a suitable means of realigning the centres for the future?
- From the tenants’ point of view, which centre is the most high-profile brand with the best reputation in Germany?
- What are the most pressing problems for tenants when operating shops in German shopping centres?
- How many new shop openings are planned in the next 12 months, how many centre closures?
- Where is expansion planned? In city centre locations? In shopping centres? In retail parks?
- Where will better returns be achieved? In shopping centres or in city centre high streets?

This ranking then also shows: who is at the top or who has satisfied tenants and who is at the bottom or has dissatisfied tenants. However, the survey programme goes even further. - Who is the best performing shopping centre operator in Austria from the perspective of the tenants surveyed?
- Have tenants succeeded in negotiating longer-term rent reductions over the last three years? If so, what was the order of magnitude of these rent reductions?
- Is the availability of sales staff seen as a problem in the operation of the shops? If so, how big is the problem? Would a reduction in opening hours be a suitable means of preventing staff shortages?
- How many new shops are planned to open in Austria in the next 12 months? How many are to be closed? Which locations are targeted for further expansion? Is it the ‘greenfield’? Is it the high street?
- How is the general business development of the shops in the shopping centres compared to that of the shops in the high streets?

Outlet Centre Performance Report Europe 2023
Basic Research in Retail and Real Estate DevelopmentThe report is based on a Europe-wide survey of international brand manufacturers on the economic performance of the individual stores they operate in the various outlet centres. This survey is conducted annually and the results are updated accordingly.
In addition to a complete ranking of the single outlet centres according to their economic performance and the tenants’ assessment of the performance of individual operators, the importance of specific location and property criteria when renting outlet stores was surveyed again for the first time since 2016. What is important for expansion managers? The turnover or market potential? The so-called “retail sensitivity”? The centre concept? The operator… or other aspects? The respondents were also asked about the most pressing problems currently facing the operation of outlet stores. As in the past, brand manufacturers provided information on the profitability of outlet stores compared to their own full-price stores in city centres or their own online stores. The target countries for future expansion, the number of planned openings and closures and, most recently, whether it is or was right to withdraw from the Russian market in view of the Russian war of aggression in Ukraine.
