Long-term analysis of almost 50,000 tenant evaluations of the performance of their stores in German shopping centres
Since the first tenant survey for the Shopping Centre Performance Report Germany (SCPRD) was launched in 2011, a total of 49,198 evaluations by shopping centre tenants on the performance of their stores have been recorded in a total of 15 survey rounds. This wealth of data provides a unique insight into the situation and development of this important segment of the retail market. Given this background, it made sense to evaluate this data as part of a basic analysis in order to identify long-term trends. The results now available reflect the fact that the shopping centre market in general has undergone considerable changes since 2011. The special evaluation covers the following aspects, among others:
- Explanation of the data basis and methodological approach
- Ranking and evaluation of individual shopping centres based on tenant data for the entire period 2011–2025
- Ranking and evaluation of individual shopping centres based on tenant data for the 5-year periods 2011-2015, 2016-2020 and 2021-2025
- Summary findings from the performance evaluation of shopping centres over the long term
- Overall results for the period 2011-2025, broken down by individual federal states
- Competence of shopping centre operators as assessed by tenants over the long term
The results confirm that the balance of weights in the German shopping centre market shifted in various ways during the period under review.

Ranking and evaluation of a total of 400 shopping centres in Germany on the basis of a tenant survey (sales and expansion managers) on the performance of their of their stores in the centres.
For each individual shopping centre, tenants were asked how satisfied they were with the turnover generated there and the result was then translated into a centre ranking. This ranking then also shows: who is at the top or who has happy tenants and who is at the bottom or has dissatisfied tenants. However, the survey programme goes even further. The report also sheds light on the following points:
- Who is the best performing shopping centre operator in Germany from the perspective of the tenants surveyed?
- Should rents at the respective location be more closely linked to the turnover generated there?
- Which non-food discounter should be represented in a shopping center if possible? Is it Woolworth, Action, or Takko?
- What complementary uses are suitable means for the sustainable repositioning of a center? Leisure and entertainment, medical facilities, co-working spaces, outlet stores?
- What are the most pressing problems for tenants when operating shops in German shopping centres?
- How many new shop openings are planned in the next 12 months, how many centre closures?
- Where is expansion planned? In city centre locations? In shopping centres? In retail parks?
- Where will better returns be achieved? In shopping centres or in city centre high streets?
You can expect exciting results and findings on the situation and development of shopping centres in Germany as well as on the retail landscape in general.
